O2 Employment Services is working with a local Apartment Complex to find their next Property Maintenance Tech. This is a full-time, long-term position located in Redding, CA.

The Property Maintenance Tech is responsible for flooring repairs/installations, electrical, and plumbing replacements, installations, as well as any other maintenance needs the company or tenants may have. Ultimately, the Maintenance Tech works to provide tenants with safe, well-maintained units. The ideal candidate will be self-motivated, service oriented, trustworthy and have good attention to detail.

Compensation of the Property Maintenance Tech
  • $18.00 – $27.00/hr, depending on experience 
  • Vision, dental, medical
Qualifications of the Property Maintenance Tech
  • 2-3 years property maintenance experience
  • MUST have valid driver’s license, and clean driving record
  • Physical strength to work an entire workday
  • Able to work in extreme temperatures and weather conditions
  • Excellent time management skills
  • Strong interpersonal and communication skills 
  • Patience to see jobs through to completion
  • Attention to detail in order to safeguard quality standards 
  • Able to ascend/descend ladders and stairs and work on scaffolding/heights
  • Able to position self to work in enclosed spaces or on the floor
  • Ability to move, transport, and position equipment on a regular basis up to 100 lbs.
  • Provides own basic tools (specialty tools provided by the Company)
  • Basic plumbing and electrical knowledge preferred
  • Knowledge of hand tools and power tools is required
  • Must be able to assess accurate measurements using a tape measure
  • Ability to troubleshoot and manage projects
  • Ability to stand, bend, squat, push, pull, and twist
  • Daily responsibilities include repetitive motions, such as hammering, that may involve wrists, hands, or fingers
  • A polite and professional disposition with a willingness to learn new skills
  • Able to problem solve and approach tasks with flexibility
  • Willingness to be a team player and help other maintenance team members when needed at any location
 
Responsibilities of the Property Maintenance Tech
  • Check and clean garbage areas, hauling away any large items such as mattresses, furniture, etc. to the boneyard first thing each morning
  • Deliver boneyard surpluses to the dump
  • Touch base with the Property Manager each morning to get the work orders for the day 
  • Check on empty units to determine what work needs done
  • Make lists of needed supplies and then go to home depot and make purchases
  • Provide tenants with friendly and professional service 
  • Clean the grounds first thing each morning, including any minor landscape debris, and conduct pool maintenance when requested by management
  • Conduct regular electrical maintenance including but not limited to: installing lights and hang fans, replacing receptacles, lights, and switches, etc.
  • Install new appliances and provide simple repairs (dishwashers, hot water heaters, etc.)
  • Install new fencing
  • Conduct regular plumbing maintenance including but not limited to: installing/replacing faucets, water lines, toilets, angle stops, kitchen and bath faucets, sink basins, old plumbing, tub spouts, shower heads, diverters, flappers, handles, filler valves, etc.
  • Remove old carpet and install new flooring
  • Replace doorknobs, dead bolts, etc. 
  • Repair drywall
  • Repair minor leaks in AC lines in attic spaces
  • Report any maintenance issues to the Maintenance Manager
  • Report major problems with units to the Property Manager
  • Clean all work tools at the end of the day
  • Clean and maintain company vehicle if used
  • Respond to maintenance calls when on call
  • Other duties as assigned
